What’s Included in Our Weekly Home Inspection—And Why It Matters

Owning a mountain home in a place like McCall, Idaho is a dream come true—but keeping that dream protected takes more than the occasional visit. Between heavy snow in the winter, sudden thaws in the spring, pests in the fall, and everything in between, homes in this environment need regular attention. That’s why we created our weekly home inspection service—a proactive, comprehensive solution designed to safeguard your home while you’re away.

We don’t just walk through the house and glance around. Our inspection is built on over 20 years of experience managing high-end homes in mountain environments. We’ve seen firsthand how a small drip or broken lock can escalate into thousands in repairs. That’s why we treat each visit with the same level of care and attention as if it were our own home.

🔎 A Closer Look: What We Check Every Week

Our inspections are detailed and consistent. Here’s a look at what’s included during each visit:

1. Full Exterior Walkaround

We begin with a complete exterior check, looking for:

- Damage to the roof, siding, or gutters

- Signs of animal intrusion (chewed vents, burrow holes, droppings)

- Tree limbs or debris that may have fallen on or around the structure

- Window screens or trim damage from wind or snow

- Ice dams, ponding water, or snow loads in winter

 2. Entry Points and Security Check

We inspect all doors and windows for:

- Secure locks

- Proper closure and seal

- Cracks or damage in the glass or frames

- Signs of forced entry or tampering

-If your home has a smart lock or security system, we ensure they are connected and operational.

3. Interior Condition Assessment

Inside the home, we:

- Look for water damage, leaks, or signs of mold (especially under sinks, near hot water heaters, and around windows)

- Confirm proper indoor temperature and HVAC system operation

- Check ceilings, walls, and floors for cracks or unusual wear

- Scan for pest activity—mice, insects, or other signs of intrusion

4. Mechanical & Utility Check

We verify the operation of:

- Thermostats and heating systems

- Sump pumps, pressure tanks, and water heaters

- Breaker panels (making sure nothing has tripped)

- Water filtration systems, if installed

In winter months, we pay special attention to freeze points, making sure the home stays warm enough to avoid frozen pipes.

5. Appliance & Plumbing Review

Each week, we:

- Run faucets and flush toilets to keep seals from drying out

- Inspect visible plumbing for leaks

- Check refrigerators, dishwashers, and other appliances to ensure no issues arise from disuse

6. Hot Tub & Spa Monitoring

For homes with hot tubs, our team:

- Checks and balances water chemistry

- Verifies heat and filtration cycles

- Cleans filters and removes debris

- Ensures the tub is locked and safe when not in use

This is one of our most popular add-on services and helps ensure the tub is always guest-ready.

7. Safety Systems

- Test smoke and CO detectors

- Change batteries if needed

- Verify fire extinguishers are in place and up to date

8. Photo Documentation & Reporting

After each inspection, we send a detailed report with notes, photos, and any recommended actions. If something doesn’t look right, we’ll either fix it (if authorized) or coordinate with you immediately to get it resolved.

🛠 Why Weekly Inspections Are Essential for Second Homes

Problems don’t wait until you’re in town. Even something as simple as a tripped breaker or a slightly ajar window can create real damage over time. The homes we care for are often empty for weeks or even months at a time—and mountain weather is anything but predictable.

Here’s what our inspections have caught and resolved before they became costly:

- Leaks under a sink that would have flooded the cabinet and subfloor

- Heating systems that failed in subzero temperatures (preventing frozen pipes)

- Rodent infestations found early—before walls and insulation were damaged

- Snow loads that needed removal to avoid roof strain

- Wi-Fi routers rebooted to restore connection to smart home systems

These aren’t rare events. They happen often—and when we’re on site weekly, we catch them while they’re still manageable.
