King Pines Estates is a wooded neighborhood of custom homes on the McCall area's west side, built on estate-sized lots that run from just over an acre to nearly seven. The trees came first and the homes had to fit around them. What you get is a neighborhood that reads like a forest with houses in it, not a subdivision with landscaping.

- Tree preservation. Specimen pines are the neighborhood's most valuable feature. Protection zones and site-access plans come in at feasibility.
- Grade, put to work. Lots here tend to slope. That's an opportunity for walkout lower levels, tucked garages, and decks that sit in the canopy.
- Light through the trees. Window schedules matter more in dense forest than in open communities. Good siting pulls morning and afternoon light through instead of fighting the shade.
- Buildable envelopes. Lots are sized for generous footprints, but the best homes here site carefully inside the envelope rather than spreading across it.
