Build in The Woodlands

McCall, Idaho

Wooded homesites under mature pine and aspen, minutes from downtown McCall, Payette Lake, Ponderosa State Park, and Brundage Mountain.

Building at The Woodlands

The Woodlands is one of the newer custom-home neighborhoods in the McCall area: wooded lots under mature pine and aspen, a short drive to everything that makes McCall worth being in, and design standards strong enough that the community will still read the same way in twenty years.

What makes The Woodlands distinctive

Wooded privacy, in-town convenience

Mature pines and aspen around each lot. Minutes to downtown McCall, Payette Lake, groceries, and the hospital. The community gives you the trees without putting you on the edge of the grid.

Recreation close by

McCall Golf Club and Ponderosa State Park are right there. Payette Lake is minutes away for boating, paddling, and swimming. Brundage Mountain is a quick drive for skiing in winter and biking in summer.

Community character and standards

HOA, recorded CC&Rs, and design review that keeps the neighborhood reading as a single place. Utilities and infrastructure are already in place on lots as they're released, so the start line for a custom build is closer than in a green-field development.

Homes built for McCall's four seasons

Snow-load engineering, efficient roof design, energy-efficient glazing, and outdoor spaces that work through the shoulder seasons. Practical for year-round mountain living rather than pretty for the summer.

A place to build a legacy

The Woodlands pulls a mix of full-time residents and second-home owners. The homes tend to get built with a long view, designed to hold up, to host, and to pass down.

What we plan for at The Woodlands

  • Tree preservation. Mature trees are what the neighborhood is selling. Protection zones and site-access plans come in at the feasibility meeting.
  • Grade, put to work. Many lots have enough slope to make a walkout lower level or a tucked garage the right move. We use the contours instead of fighting them.
  • Mud, gear, and real family use. The homes that work best here have substantive mudrooms, bunk space, an oversized pantry, and a kitchen that can cook for a dozen without feeling crowded.
  • A material palette that reads quietly. Board-and-batten, stained cedar, natural stone, metal roofs. Not flashy. Durable, and settled into the forest.

Working with us at The Woodlands

We've been building in McCall long enough to know what the Woodlands review will care about, what utility coordination looks like on newer phases, and what a realistic build window looks like given the community's seasonal labor market. We coordinate all of it so your architect and interior designer can focus on the home. After handoff, our property services team can keep the place running (inspections, winter management, vendor coordination) for owners who aren't here full-time.
