Why a real process matters
Custom homes fail (on budget, on schedule, or on craftsmanship) when the order of the work gets scrambled. Good decisions made in the wrong phase turn into expensive ones. We run every project through four deliberate phases for exactly that reason: so the right decisions get made at the right time, with the right information, by the right people.
01. Pre-construction
Before a single drawing is priced, we want to understand the site, the budget, and the timeline. Pre-construction is where we walk the land together, evaluate build constraints, and set realistic expectations.
- Site walks and feasibility. What the lot can support, what it can't, and what building on it will actually require.
- Budget forecasting with real numbers. Not placeholders. We build a target budget off comparable recent projects and refine it as scope develops.
- Timeline mapping against Idaho's building seasons. The difference between a home dried in before the first snow and a home finishing in mud season is almost always made here.
- Constructability review. If you've already started with an architect, we join the conversation early to make sure the drawings will build cleanly.
02. Design-build
We partner with your architect and interior designer (or help you find the right ones) and turn drawings into specifications you can trust. Material samples are samples you can hold, not images on a screen.
- Architect and designer coordination
- Specifications, allowances, and procurement planning
- Value engineering without losing the design intent
- A final budget and schedule you can hold us to
03. Construction
A dedicated project manager, seasoned crews, and a weekly rhythm of updates. We track budget and schedule publicly so there are no surprises.
- A single project manager as your point of contact
- A superintendent on site every day
- Weekly owner updates with photos, schedule, and budget
- Transparent change-order process with real numbers and real rationale
- Subcontractor coordination with the McCall-area bench we've built over 25 years
04. Post-construction
The handoff is thorough: warranty walkthroughs, systems orientations, and an open invitation to stay on with our property services team. Many of our clients do.
- Punch list and commissioning
- Systems orientation. You should know how every part of your home works.
- 30-day, 6-month, and 11-month warranty walk-throughs
- Optional transition to our property services team for ongoing care
