River Ranch is a gated community of estate-sized homesites on nearly 450 acres of meadows, ponds, and riverfront just outside McCall. The land plan favors privacy and the land itself does the rest: three spring-fed trout ponds, over three miles of community trail, and private access to the Payette River.

What we plan for at River Ranch

  • Siting for view and winter sun. The ranch has real variety: meadow lots, pond-adjacent lots, river-adjacent lots. Walking the site in more than one season is how we figure out where the home actually wants to sit.
  • A palette that belongs to Idaho. Stone, stained timber, standing-seam metal roofs. The best River Ranch homes read as part of the landscape rather than placed on top of it.
  • Real usage planning. Guest quarters, gear storage, bunk rooms that hold grandkids, a kitchen that scales from two to fifteen. These homes host.
  • Outbuildings and access. Lot sizes support proper shops, detached garages, guest structures. We plan drives and infrastructure so the outbuildings arrive with the main house, not years later.
