How we support the agents we work with

  • Lot walks on demand. When you have a buyer who's serious about a McCall-area lot, we'll walk it with you or with your client. No charge, no pressure. Usually a single Saturday morning is enough to tell a serious buyer whether the lot supports the home they're imagining.
  • Feasibility memos. After a lot walk we'll put together a short memo: what the lot supports, what it complicates, what a realistic timeline looks like. You can share it with your client or keep it in your file. Either way, it's a real document that helps close.
  • Design-review and HOA expertise. In communities like Whitetail Club, Tamarack Resort, Jug Mountain Ranch, and Aspen Ridge, the design-review process is a real gating factor. We've been through it enough times to tell a buyer what to expect.
  • A shared vocabulary. We use plain language when we brief you and when we brief your buyer. No construction jargon, no handwaving.
  • Property services for listings. For homes sitting on the market over a hard McCall winter, we offer a caretaker service: weekly inspections, snow management, and seasonal readiness. The home shows well whenever the showing calls come in.

What we ask in return

  • Give us enough lead time to walk the lot. A Saturday morning is usually plenty. Last-minute isn't always possible.
  • Be honest with your buyer about scope and timeline. We'll be honest too. A misaligned expectation at the front end is a hard conversation later.
  • Let us know when a buyer goes cold. Builders close deals in part by being invisible when they should be; we'd rather drop a pursuit cleanly than pester.
