Choosing a builder is the biggest decision in a custom home, bigger than the plan or the finishes. Cost and contracts

5. How do you track and report costs during the build? Ask to see a sample cost report. Line-item tracking lets you see where the money is going while there's still time to adjust.
6. How are allowances set, and what happens when we go over? Low allowances make a bid look cheaper and cost you later. Ask how they were chosen.
7. How do change orders work? Changes happen. You should know how they're priced, approved, and reflected in the schedule before they do.
Who's building the house
8. Who is our day-to-day contact during construction? Get a name. You want one person who runs the site, coordinates the trades, and answers the phone.
9. Who does the work: your crews, subcontractors, or both? Neither answer is wrong. What matters is how long the builder has worked with those people and who's accountable for quality.
10. How often will we get updates, and what's in them? If you live outside McCall, this matters even more. Weekly updates with photos are a reasonable expectation.
After the keys
11. What does your warranty cover, and how do warranty walk-throughs work? A good builder comes back through the first year's seasons, not just once at move-in.
12. Who looks after the home when we're not here? Many McCall homes sit empty for weeks at a time. A builder who also offers home watch and property services already knows the house, its systems, and where the shutoffs are.
